Gutters and Summer Heat in Sacramento: Why Sealant Fails

The rain hasn't started, but the damage that will show up in the first storm is already done. It happened in July, on the afternoons when the south side of your house hit 105 in the shade and the gutter metal went well past 150. Sacramento gutters don't fail in winter. They fail in summer and get caught in winter. Here's the mechanism, now that the summer is over and there's still a month to do something about it.

Aluminum moves

A 40-foot run of aluminum gutter grows about half an inch between a 40-degree January morning and a 110-degree July afternoon. It does that every day of the summer, a few tenths of an inch each way, hundreds of times. On a seamless run that movement is spread along the metal and absorbed at the hangers. On a sectional gutter, every 10-foot lap joint takes its share of the movement, and the sealant in the joint is what stretches.

Sealant is a rubber. Stretch a rubber a few hundred times at 150 degrees and it stops being rubber. It hardens, shrinks back from the metal, and cracks along the edge of the joint. The joint looks fine in September. The first November storm pushes water into the crack and it drips.

The corners go first

Mitered corners are two runs meeting at 45 degrees with a strip of sealant across the seam, and they're the worst case: two lengths of metal expanding toward each other from different directions, on the sunniest sides of the house, at the spot where the most water arrives. The south and west corners of a house in Elk Grove or Natomas — no big trees, full sun from noon to sunset — fail years before the north corners. If you have one dripping corner, it's almost always on the sunny side.

The sealant matters. Silicone from the hardware store cures hard and lets go at the edges after a couple of summers. A polyurethane gutter sealant stays elastic to well above the temperatures a Sacramento gutter reaches and holds for ten years or more. It costs three times as much per tube, which is why the cheap quote doesn't use it.

Hangers work loose

The expansion also works on the fasteners. A spike driven through the gutter into the fascia gets pushed and pulled sideways a little every day. The hole in the fascia wears oval, the spike loses its grip, and over a decade it backs out an inch. That's why the run sags in the middle and why the spike heads on a 1960s house in Carmichael stand proud of the gutter. Hidden hangers screwed into the rafter tail let the gutter slide on the bracket and don't have this problem, which is the whole argument for them.

The finish and the vinyl

Baked-on paint on aluminum handles the heat; the sun is what fades it, and that's a separate story. Vinyl gutters are different. Vinyl gets soft at the temperatures a west-facing gutter hits in August, sags between brackets, and comes back brittle in the fall. Vinyl corners crack when you look at them after year ten. If you have vinyl gutters in Sacramento, plan to replace them rather than seal them; they're a replacement job, not a repair.

Standing water makes it worse

A gutter that holds a puddle in the low spot — because the pitch is gone — cooks that puddle all summer. Mosquitoes in April are the visible result. The invisible one is a wet spot on the fascia behind the low point, which never dries between the last storm in March and the first in November, and eventually goes soft. Then the hanger at the low point has nothing to hold, the sag deepens, and the puddle grows.

Why early October is the moment

You have four to six weeks before the first storm and no rain to fight. A corner reseal needs a dry, clean joint and a day above 50 degrees to cure; that's every day in October and almost none in December. A re-hang is easier on a dry roof. And the fall calendar for licensed crews fills by the middle of the month, so a call now gets a date before the rain and a call in November gets a date after some of it.
