Folsom splits into three kinds of house. Empire Ranch, Broadstone, Briggs Ranch and Willow Springs are 1990s–2000s two-story stucco with concrete tile, and the gutters are builder-installed — hung high, small downspouts, one per run, and usually a corner or two that have never been resealed. Folsom Ranch, south of Highway 50, is brand new, and the gutters are fine for now; the problem there is that many of the homes went up with gutters only over the front entry, and the first winter shows why that wasn't enough. The Historic District and the older streets around Sutter Street and Natoma Station are composition roofs and mature trees, where the work is the ordinary reseal-and-re-hang of a 40-year-old system.

Tile, rock and oaks

The tile is the big one. Most Folsom gutters we're called about are clean and still don't catch the water, because they sit behind the tile lip.
