Folsom splits into three kinds of house. Empire Ranch, Broadstone, Briggs Ranch and Willow Springs are 1990s–2000s two-story stucco with concrete tile, and the gutters are builder-installed — hung high, small downspouts, one per run, and usually a corner or two that have never been resealed.
